Additional house rules
MINIMUM AGE TO RENT IS 25 AND NO THIRD PARTY BOOKINGS
MAXIMUM OCCUPANCY IS 10
ABOUT CHILDREN ON THE PROPERTY - Please do not allow young children to play outside the house unattended.
Hot Tub - Maximum occupancy of three, please not exceed this. Only have the cover off when tub is being actively used. Only enter and exit the tub from the side using the stairs. Please wipe your feet before getting in to prevent debris from getting in the tub. In the winter before getting in check the area for ice, especially around the tub. During stays water will accumulate and freeze between uses please be aware. In the winter please wipe down the stairs after using to prevent them from icing up. If there is ice on the stairs there is a broom which can be used to easily remove it. The hot tub is cleaned every Tuesday by O'Connor Pool and Spa service out of Lincoln. During the Winter they may need to access water, because the outside spigots are frozen, which is in the utility room located directly to the right upon entering the back door. No glass in or around the tub. The tub will be regularly maintained and drained/filled according to that schedule. If the tub needs to be drained/filled due to egregious misuse, $150 fee will apply to drain/fill the tub.
FIREPIT - Any fire made in the firepit must stay within the metal pit and must not be left unattended. When done with fire it must be put out with hose and metal grate top put ontop of the pit.
NO SMOKING-Please, Absolutely No Smoking inside of the house. There may be a $100 odor removal charge if detected inside house.
PARKING- There is plenty of room for parking but avoid parking in the direction that the roof is slanting during a snow storm. Please leave a clear path for the plow to drive completely around the house. Do not park on the grass.
TRASH AND RECYCLING - Campton is very strict about recycling. Please separate your refuse into to labeled bins in the kitchen. If these bins fill up please bring the full bags to the corresponding bin outside infront of the wood pile.
PETS - Connor Brook Farm is dog Friendly. There is a maximum of two dogs allowed on the property. If you bring a dog please clean up all of its waste after. There is a $200 pet fee for the duration of any stay with pets.
Electric Vehicle Charger - There is an Emporia level 2 electric vehicle charger with Nacs cable. If you wish you use the charger you can download the app and monitor the charging.

CHECK OUT INSTRUCTIONS: Check Out Time is 10:00 a.m.
1. Load dishwasher and start washing.
2. Make sure tv remotes are clearly visible in their room.
3. Please tidy the place up and return any furniture or items that were moved from original location.
4. Remove and/or dispose of leftovers and opened food items, and take trash and recycling out to the labeled bins.
5. Take only the bed sheets and pillow cases off of used beds and leave them in a pile in bedroom or hallway.
6. Put all used towels in pile on the bathroom floor.
7. Turn off TVs and lights,
8. Make sure to lock doors
9. ONLY registered guests are allowed on the property.
10. Quiet hours from 10:00 pm-7am
11. Absolutely no parties allowed
12. If you remember, you can text to let us know you are leaving so the cleaning crew can be
notified.
